Job Summary

Reporting directly to the Vice President of Construction, this position requires management of the feasibility, programming, entitlements efforts, design, preconstruction services, and construction of multiple simultaneous small to large scale, multi-phased, institutional design- build and/or construction management projects.

 

Essential Functions

  • Heavy emphasis in providing Preconstruction services for multiple simultaneous projects including but not limited to: cost estimating, constructability review of drawings and specifications, project scheduling, and value engineering service

  • Heavy emphasis in the day-to-day management of construction activities for multiple simultaneous construction projects including but not limited to:

    • Communication – the administration of RFI’s, Submittals, PCO’s, Meeting coordination and minutes, etc.

    • Budget–buy-out, change order estimating and negotiations, pay applications, etc.

    • Schedule – Critical Path, monitor float, recovery, extension, logic ties, etc.

    • Coordination – Lien Releases, Safety, Labor Compliance, Reporting, Turnover, etc

    • Provide status updates and related information to manager and other pertinent personnel

  • Perform project control functions, including management reports, cost/budget systems, cash flow projections, and program scheduling and monitoring governmental condition

  • Formulate and direct multi-disciplinary teams in the preparation and processing of plans and specifications and related permit / agency approval

  • Cost controls pursuant to budgets and coordination of activities between accounting, bank financing, owner entities, and lender service

  • Document and disseminate project communication

  • Prepare and present to clients due diligence materials, monthly reports, and meeting minute

  • Coordinate activities, scopes of work, and manage contracts of outside consultants and sub-contractor

  • Responsible for contract development and other legal matters relating to solicitation, negotiation, award, and administration of contracts with the client, and contracts between Visioneering and other consultants, vendors, or subcontractors needed for the project

  • Assist in soliciting and evaluating subcontractor bids; performing quantity take-offs; analyzing job cost

  • Coordinate daily with Construction Superintendents in the field to clarify specific roles and duties for the project, and manage the overall construction of the project

  • Assist design team with Architectural programming when required to maintain project budget

  • Assist with monthly billing Track and monitor project labor hours incurred / billed.

  • Assist manager in establishing and growing regional Development Management & Construction office, and assist with operations and enhancement of staffing, processes and infrastructure.

  • Assist in further development and refining of standard operating procedures and process, which start with existing Visioneering standards and then are modified to meet the unique needs of the project

  • Prepare internal and external reports pertaining to job status.

  • Collaborate with the in-house architect team and construction crew to ensure feasibility of each project.

  • Negotiate terms of agreements, draft contracts and obtain permits and licenses.

  • Research, pre-qualify, and procure professional services such as geotechnical engineering, civil engineering, MEP engineering, vendors, suppliers and subcontractors

  • Perform other duties and special projects as assignee

Key Qualifications

  • Bachelor’s Degree in Architecture, Engineering, or Construction Management from an accredited 4-year institution or equivalent combination of education and experience.

  • 5+ Years of professional commercial and / or institutional development / construction management experience including extensive preconstruction services (scheduling, estimating).

  • Strong management skills, including the ability to: manage multiple simultaneous projects often from remote locations, prioritize work, delegate appropriately, and follow-through with commitment

  • Extensive experiencing managing budgets for large construction projects.

  • Advanced knowledge of construction management processes, means and methods.

  • Ability to read blueprints, structural drawings and plan sets.

  • Expert knowledge of building products, construction details and relevant rules, regulations and quality standards.

  • Understanding of all facets of the construction process.

  • Familiarity with construction management software (Procontractor, Plan Grid, Building Connected, Bluebeam, etc.).

  • Thoroughly know and enforce company standards of behavior, appearance and performance with both VSC and subcontractor personnel.

  • Ideal candidate would be DBIA certified with a strong knowledge of Design Build Practices.

  • Advanced computer skills, including use of Word, Excel, PowerPoint, Project preferred.

  • Passionate about client satisfaction, team development, and process improvement

  • Excellent organizational, written and oral communication, facilitation, crisis management, and negotiation skills.
