Job Summary:

Visioneering Studios Construction is a growing Design-Build Firm, immediately seeking an experienced Project Manager to support our Project Director and/or VP of Construction. We are looking for a dependable Commercial Construction Project Manager for design-build projects ranging from $500 thousand to $25 million in total value. This person is required to interact effectively with clients, company management, administrators, project engineers, design team professionals and subcontracts. You will be responsible for budgeting, organization, implementation, and scheduling of the projects from inception to completion.

The ideal candidate has strong leadership, communication and problem-solving skills, as well as extensive knowledge of construction methods, regulations, and project management best practices. The position includes benefits, competitive salary, and paid time off. The job includes both hands-on and administrative duties.

Responsibilities:

  • Oversee and direct the Project from conception to completion.
  • Collaborate with the in-house architect team and construction crew to ensure feasibility of each project.
  • Prepare the construction project schedule with site superintendent and review the project in-depth to schedule deliverables and estimate costs.
  • Oversee all onsite and offsite constructions to monitor compliance with building and safety regulations.
  • Solicit and evaluate subcontractor bids and perform estimating take-offs of projects.
  • Coordinate and direct site Superintendent and subcontractors.
  • Research, pre-qualify, and procure professional services such as geotechnical engineering, civil engineering, MEP engineering, vendors, suppliers, and subcontractors.
  • Meet contractual conditions of performance.
  • Review the work progress on daily basis.
  • Prepare internal and external reports pertaining to job status.
  • Plan ahead to prevent problems and resolve any emerging ones.
  • Negotiate terms of agreements, draft contracts and obtain permits and licenses.
  • Analyze, manage, and mitigate risks.
  • Ensure quality construction standards and the use of proper construction techniques.
  • Prepare preconstruction cost estimating, value engineering services, and submit project estimates to clients.
  • Create and manage construction budget, change orders, RFI’s, submittals, meeting, billings, and close-out documents.

Software Proficiency Required or Preferred:

  • BIM & CAD Tools:
    • Autodesk Revit (required)
    • AutoCAD
    • Autodesk Navisworks
  • Rendering & Visualization: Lumion
  • Project Collaboration & Management: Autodesk Construction Cloud and Bluebeam
  • Graphic & Documentation Tools:
    • Adobe Creative Suite (Photoshop, Illustrator, InDesign)
    • Microsoft Office Suite

Qualifications:

  • Five (5) plus years’ experience with proven work experience in construction management.
  • Extensive experiencing managing budgets for large and small construction projects.
  • Advanced knowledge of construction management processes means and methods.
  • Ability to read blueprints, structural drawings, and plan sets.
  • Expert knowledge of building products, construction details and relevant rules, regulations, and quality standards.
  • Understanding of all facets of the construction process.
  • Familiarity with construction management software (ProCore, Bluebeam, MS Project, etc.).
  • Ability to plan and see the “big picture.”
  • Competent in conflict and crisis management.
  • Leadership and human resources management skills.
  • Excellent time and project management skills.
  • Thoroughly know and enforce company standards of behavior, appearance, and performance with both VSC and subcontractor personnel.
  • Ideal candidate would be DBIA certified with a strong knowledge of Design Build Practices.

The need to lift, drag, and push files, paper and documents weighing up to 25 pounds is also required. Travel may be required and may vary.
